The L-shaped sofa sleeps 1 adult or child. A small child could share the sofa by sleeping on the short side of the L-shape. WiFi is provided and a large TV with Sky package is available for guests use.
The double bedroom at the back of the property is comfortable and has a large TV with Sky package, so you can lie in bed and watch TV. The kitchen has recently been refurbished and has everything you need to cook or heat up a meal. The small bathroom has a bath, shower and toilet.
NB. As this is a third floor apartment in a building with no lift, it may be less suitable for people with mobility problems.
Dogs are welcome at this apartment. Kids are welcome. A cot can be provided by prior request. There is a small play park right across the road from the apartment and other play parks can be found nearby.
As in most places in Edinburgh, parking is on-street and paid. However, with its close proximity (only 10 minutes walk or 5 minutes by bus) to Princes Street and 5 minute walk from the tram stop this apartment is ideally located to explore Edinburgh so a car is not essential.
Strictly no stag, hen or other parties.

All was fine. 20\30 min walking to the center. We was 3 friends. The flat is clean.
I can highly recommend Annette as a host. The apartment was big enough for 4 people. The kitchen was very well-equipped. Towels and bedding provided were of great quality. The check-in / check-out was flexible and easy going.
The apartment is located in Easter Road, within a 10-minute walking distance to Calton Hill, with many shops, pubs, and convenient stores close by. Also, bus no. 35 to the airport can be reached within a 2-minute walking distance.
Perfect accommodation for visiting Edinburgh.
The the apartment is nice and, although small, is well equiped. The location is also good, and you can get to the Royal Mile in 20-30 minutes of walk.
The tundred bed, that is the two people one, is not really comfortable, specially for the back. We went four people and, in that case, the apartment ends a little small.
We had a great stay in Annette´s flat. It is conveniently located. If you want to use public transport, there is a bus stop (35 bus) in front of the house, which can leave you at the Royal Mile center or even the airport. The High Street in the Royal Mile is about 20-25 minutes walking distance at a slow pace.
The flat is warm and cosy, very clean and tidy and comfortably furnished. You have everything you need in the kitchen, is fully equiped. There are two bedrooms and a sofa bed at the living room, so it is perfect for 6 people. We were provided with linen, towels and pillows.
Annette was very kind, she explained us everything we had to know about the appartment and where we can find a supermarket, etc. She was willing to resolve any doubt at any moment during our stay in Edinburgh, she deserves a 10.
Maybe to say something to be added at the appartment, it would be a hairdryer.
I would advice anyone to stay at Anntte's place, excellent quality-ratio price.
The landlord was helpful and accomodating allowing us early access upon arrival at 1pm and let us stay a little longer on the day of our departure because our flight was late in the afternoon. That deserves 3 stars.
The 1 star is for the appartment, it was run down with old and stained sofa cussions, dripping taps, old creaking bed and overall messy appearance. The bathroom was appalling with a bath tub that had a broom stick siliconed to the gap between tub and wall to try and prevent water from dripping down to the wooden floor. Who has wooden floor in the bathroom??
So, poor standard in the whole unit.
There's no way you can walk to Princes St/Royal Mile in 5 min so the add is misleading.
Overall, I wouldn't rent it again and it's a shame because with some TLC this appartment could become really nice.
Very good experience at the apartment. It is located in a very interesting for those who prefer accommodations with history, quaint and different old building.
Very well located, you can catch the bus at the airport and takes you directly to the door. On the same stop you can catch bus to the center which is a couple of stops, or the port is also very close. The surrounding area has all services you need, pharmacy, supermarket.
We have been a family of four adults and a baby and was very comfortable.
Annette handles everything very easy, leaving instructions and suggestions to facilitate both stay in the apartment as enjoy the city.

Muy buena experiencia en el apartamento. Está situado en un edificio antiguo, muy interesante para los que prefieran un alojamiento con historia, es pintoresco y diferente.
Muy bien situado, puedes coger el autobús en el aeropuerto y te deja directamente en la puerta. En esa misma parada se puede tomar bus para el centro, que queda a un par de paradas, o el puerto que también está muy cerca. Los alrededores tienen todos los servicios que necesites, farmacia, supermercado.
Hemos estado una familia de cuatro adultos y un bebé y ha sido muy cómodo.
Annette se encarga de que todo sea muy fácil, deja instrucciones y sugerencias para facilitar tanto la estancia en el apartamento como el disfrutar de la ciudad.

We were three people in the apartment. The apartment is quite centrally located (about 15 min. Walk to the Royal Mile). There is a car park just around the corner, however, is the very crowded because it is free and in the area hardly is parking available (nodules min. 60 lbs).
The reception by the owner was very friendly and they showed us the premises.
At first glance, everything was ok. but only on the first.
As described here give the photos back only the bright side.
In our bedroom with the "four poster bed" the gas fired boiler was housed behind a closet door. Since they are constantly jumping on and off again one has to sleep already a little trouble with. Furthermore, we could not use the existing wardrobe as it was vollgerumpelt with any utensils. This is something we have never experienced. A not locked in this room closet was also crammed to the brim. The floor in the apartment consists of floorboards have sometimes up to a centimeter wide joints and in many places are loosely. The cleanliness was absolutely to be desired. Floor incredibly. Closet, dust and dirt. The window we have not even opened since they were also very dirty around the edges.
The kitchen was reasonably. But the shelves in the oven had still adhere pizza or bread residues.
We have all captured on photos.
The bathroom was equipped with an old bathtub that stood next to the wall. To seal the edge a broomstick was pressed into a silicone compound. However, seems to have taken root constant moisture there. The taps on the sink must be turned only four or five times so that the water runs. The sink is supported underneath with a wooden stick so it falls probably does not break off or down.
All in all! Actually a nice apartment on the floor plan, but absolutely run down and unkempt.
Wir waren mit drei Personen in der Wohnung. Die Wohnung ist relativ zentral gelegen (ca. 15 min. Fussweg zur Royal Mile). Es gibt einen Parkplatz direkt um die Ecke, allerdings wird der sehr stark frequentiert, da er kostenlos ist und in der Umgebung kaum Parkmöglichkeiten vorhanden sind (Knöllchen min. 60 Pfund).
Der Empfang durch die Eigentümerin war sehr freundlich und sie hat uns die Räumlichkeiten gezeigt.
Auf dem ersten Blick war alles ok. aber eben nur auf dem ersten.
Wie hier schon beschrieben geben die Fotos nur die schönen Seiten wieder.
In unserem Schlafzimmer mit dem "Himmelbett" war die Gasheiztherme hinter einer Schranktür untergebracht. Da sie ständig an springt und sich wieder abschaltet hat man schon leichte Probleme mit dem einschlafen. Des Weiteren konnten wir den vorhandenen Kleiderschrank kaum nutzen, da er mit irgendwelchen Utensilien vollgerumpelt war. So etwas haben wir noch nicht erlebt. Ein in diesem Zimmer nicht verschlossener Abstellraum, war ebenfalls bis oben hin vollgestopft. Der Fußboden in der Wohnung besteht aus Dielen die teilweise bis zu einen Zentimeter breite Fugen haben und an vielen Stellen locker sind. Die Sauberkeit ließ absolut zu wünschen übrig. Fußboden unglaublich. Kleiderschrank, Staub und Schmutz. Die Fenster haben wir erst gar nicht geöffnet, da sie ebenfalls an den Rändern sehr verschmutzt waren.
Die Küche ging einigermaßen. Aber die Roste im Backofen hatten noch Pizza oder Brotreste anhaften.
Wir haben das alles auf Fotos festgehalten.
Das Bad war mit einer alten Badewanne ausgestattet die direkt an der Wand stand. Zur Abdichtung des Randes wurde ein Besenstiel in eine Silikonmasse gepresst. Allerdings scheint sich dort schon ständige Feuchtigkeit eingenistet zu haben. Die Wasserhähne am Waschbecken müssen erst vier bis fünf mal gedreht werden damit das Wasser läuft. Das Waschbecken ist unterhalb mit einem Holzstab abgestützt damit es wahrscheinlich nicht abbricht bzw. runter fällt.
Alles in allem! Eigentlich eine schöne Wohnung von der Raumaufteilung, allerdings absolut runtergekommen und ungepflegt.
